Subject: Urgent: Preparation of 3-Day Notice for Unit 4B

Hi Sarah, I need you to draft a 3-Day Notice to Pay Rent or Quit for our tenants, Marcus Thorne and Elena Rodriguez, who reside at 1245 Oakwood Terrace, Unit 4B, Berkeley, CA 94704. They have fallen behind on rent. The total outstanding balance is $6,200. This covers the rent for the period of January 1st through January 31st, 2026, which is $3,100, and February 1st through February 28th, 2026, also $3,100.

I’ve tried contacting them, but no luck. Please sign this as the agent for our company, Highland Property Management. You should serve this notice on February 15, 2026. Since the property is in a high-traffic area, if they aren't home, just post a copy on the front door and mail a duplicate via first-class mail immediately.

All payments must be made payable to the owner, Highland Property Management, and can be dropped off at our office located at 2000 Center Street, Suite 300, Berkeley, CA 94704. Our office is open for in-person payments Monday through Friday, 9:00 AM to 5:00 PM. We accept cashier’s checks, money orders, and EFT payments. Do not accept personal checks or cash. Please make sure the proof of service is documented properly and signed by you in Berkeley, California. Keep a copy for our files as we need to maintain strict records for the pending eviction proceedings if they fail to pay by the deadline.
