I’ve been reviewing the latest developments regarding my home at 450 Mapleview Drive, Unit 202, Oakville, ON L6H 0E1. As we discussed over the phone, I’ve decided to move forward with the offer from David Thompson. I know we previously had a few hoops to jump through, but I am ready to waive the conditions now to ensure we lock this in. 

Regarding the specific terms, I want to clarify that while we discussed finding a replacement rental before closing, I am now comfortable moving forward without a condition regarding the seller finding suitable accommodation. Additionally, I’ve decided to drop the requirement for the buyer to provide an updated home inspection report, as I’m satisfied with the preliminary walkthrough results. I also acknowledge the request to have a professional move-out cleaning service scheduled for the week of March 12th as a separate commitment, but that won't be a condition of the sale. 

I understand that by waiving these, I am taking on the risks associated with the transaction, and I acknowledge your recommendation to consult with my real estate lawyer, Marcus Thorne, before signing this paperwork. I’m prepared to take full responsibility for this decision and understand that failing to complete the sale could have serious financial implications for me. Please prepare the OREA Form 128 for my signature today. I need to get this over to the buyer's team by EOD to keep the momentum going. Thanks for all your help getting this finalized.
