Hi Sarah,

Thanks for meeting with David and me yesterday. We are excited to move forward with selling our property at 45 Oakwood Drive, Toronto, M6C 2K5. As discussed, we are looking for a list price of $1,250,000. 

Regarding the logistics, we want the listing to start this coming Monday, March 2nd, 2026, at 9:00 a.m. We've agreed that we would like the agreement to expire on August 31st, 2026. We are comfortable with the standard 5% total commission structure: 2.5% for your brokerage, Elite Realty Group (located at 123 Bay St, Suite 400, Toronto, ON, M5H 2R2, 416-555-0199), and 2.5% for the co-operating brokerage. We also agree to a 90-day holdover period to protect your commission in case someone who toured the home reaches out later.
