How K&S Real Estate fills BPO and CMA forms from MLS exports in 2 minutes instead of 10
K&S Real Estate is a brokerage in the Pittsburgh area, led by broker Brett Chupinka, that does detailed property evaluations across Pennsylvania. Every month it completes 15–20 Broker Price Opinion (BPO) and Competitive Market Analysis (CMA) forms, hundreds a year. With Instafill.ai filling them from the MLS export, a form that took more than 10 minutes now takes about 2.

The challenge
Brett filled every form by hand from MLS data: addresses, prices, bedrooms and bathrooms, square footage, basement details, heating and cooling. The MLS PDF exports mixed tables with images, so the CSV export was the cleaner source, but every value still had to be carried into the PDF one field at a time.
There were two forms, a Residential Broker Price Opinion and the GITSIT Solutions Competitive Market Analysis. They ask for similar things in different layouts, each with its own radio buttons, checkboxes and addresses that combine several values in one field. Sold comparables and active or contingent listings go in separate sections, and a property placed in the wrong one meant redoing the form.
None of this would grow with the business. Brett was considering bringing on more agents, and typing at this pace would not scale to them.
The solution
Instafill.ai reads the MLS CSV export as a filling source and maps its columns to the fields of each form, composite addresses, checkboxes and radio buttons included. It sorts the comparables by status, so sold properties and active or contingent listings land in their own sections across the multi-page forms.
The details that repeat on every report live in a reusable profile and fill in without being typed again. Both forms were refined with Brett's input, and within one week both were set up and in use.
The results
| By hand | With Instafill.ai | |
|---|---|---|
| Time per form | More than 10 minutes | About 2 minutes |
| Source data | Retyped from the MLS export | Read from the MLS CSV |
| Sold and listed comparables | Sorted into sections by hand | Placed by status |
| Details that repeat | Typed on every form | Kept once in a profile |
Time per form fell by about 80%, and accuracy rose above 99%, so fewer forms need correcting. K&S Real Estate processes its 15–20 forms a month with less of Brett's time, which now goes to client service, and expects to add agents without slowing the workflow down.
Next, the firm plans to automate more form types, onboard more agents and look at connecting web-based MLS platforms.
