How a solo real estate attorney turned 15+ flat PDFs into a form library AI fills for every matter
Donteé L. Brown is the only attorney at The Law Office of DL Brown in Tinley Park, Illinois. His practice is residential real estate across Cook County: buying, selling, leasing and evicting. Many of the court and transaction forms he relies on are flat PDFs that cannot be filled on a computer. Since July 2025 he has used Instafill.ai to make more than 15 of those forms fillable once and fill them for every new closing, eviction or lease.

The challenge
Every closing needs a closing statement, every eviction a complaint, summons, affidavits and orders, every lease a county-specific agreement. Many of these come as flat PDFs with no fields. The Illinois Courts website even warns that its forms, once filled and saved, become flattened and lose their fillable fields.
The closing statement is the form he completes most often, with dozens of financial fields: purchase price, tax prorations, state, county and municipal revenue stamps, title insurance, commission splits, mortgage payoffs, recording fees and the cash balance. The Markham and Harvey courthouses, which serve Cook County's 6th Municipal District, hand out their own forms as flat PDFs at the clerk's office, and no fillable version exists online. Every new matter meant pulling up the same flat form and retyping the client and property details from scratch.
The solution
Donteé uploads each flat PDF once: a form from illinoiscourts.gov, his closing statement, a Cook County lease or a form picked up at the Markham or Harvey clerk's office. Flat-to-fillable conversion finds the form's structure and turns it into a fillable template with its fields mapped, and the template stays in his account. Complex forms were also fine-tuned for better accuracy.
For each new matter he provides the client and property details, and Instafill.ai fills the template: names, addresses, financial figures, dates and legal descriptions. He reviews the filled PDF, downloads it and takes it to the closing table or files it with the court.
Because each municipality has its own forms with their own layouts, the library grows one template at a time. When the Illinois Supreme Court updates a form, he uploads the new version, fine-tunes it once and keeps filling: his history already holds both 2025 and 2026 versions of the posting affidavit and the notice for posting.
The results
After more than eight months of continuous, growing use, the library holds more than 15 form types that started as flat PDFs:
| Area | Forms |
|---|---|
| Closings | Closing Statement |
| Evictions | Eviction Order, Posting Affidavit, Notice for Posting |
| Leases | Cook County Residential Lease, Draft Residential Lease, RM Lease Packet |
| Court appearances | Limited Scope Appearance |
| Estate and transfer | TODI Notice of Acceptance |
| Contracts | Revised General Real Estate Contract, Buyer Information Request Form |
| Courthouse-specific | Markham Update Form, Harvey 2025 Form, Motion Call Order |
| State filings | Illinois Secretary of State forms |
The closing statement is filled again and again, sometimes several times a day. The Markham and Harvey forms, which have no fillable version anywhere online, are now fillable and reusable for good. Each form was converted once, and every filling after that reuses the same template with the new matter's data.
