How a Dubai mortgage broker fills each bank's home loan application in 8–10 minutes instead of 30–40

Case study Mortgage brokerage Published Updated 3 min read

Mortigo is a mortgage broker in Dubai that connects property buyers with financing from the major UAE banks. Every client who wants quotes needs a separate application for each bank, on that bank's own form. With Instafill.ai filling those applications in batches from a spreadsheet, an application that took 30–40 minutes now takes 8–10, and a four-bank comparison takes 30–40 minutes instead of 120–160.

The challenge

Each bank Mortigo works with has its own forms:

  • Commercial Bank of Dubai (CBD): a 7-page Home Loan Application Form, and a 16-page Business Loans & Commercial Property Application Form with company, shareholder and financial statement sections.
  • Emirates NBD: a 5-page Application Form for Property Loan or Loan Against Property, and a Customer Consent Form for Release of Statement of Account, which lets the bank request statements through the UAE Central Bank's system to verify income.
  • Abu Dhabi Islamic Bank (ADIB): a 9-page Home Finance Application with Sharia-compliant terms, a household expenditure assessment, co-applicant sections, takaful options and cooling-off acknowledgments.
  • Dubai Islamic Bank (DIB): an 8-page MyHome Finance Application Form with a product selector, fixed or variable rates, takaful choices and budget planning.

The same client data is labeled differently on each. What CBD calls "Basic Salary (Monthly)" is "Monthly Basic Salary" at ADIB and "Salary (Monthly)" at DIB, and the property, employment, liability and insurance sections are laid out differently from bank to bank. The documentation has to be exact: the Central Bank of the UAE enforces loan-to-value caps, debt burden ratios, mandatory insurance and cooling-off periods, and for a broker, speed and accuracy bear directly on client satisfaction and conversion.

The solution

Each bank's form is set up once. Mortigo uploads the PDF, and Instafill.ai detects its fields, their types (text, date or checkbox) and the logic between them.

For each bank, Mortigo keeps a spreadsheet with one client per row, under column headers such as FullName, EmiratesID, MonthlySalary and PropertyAddress. The core client data, names, income and property details, is copied from a master spreadsheet into each bank's file. Batch filling maps the columns to that bank's fields and produces one filled PDF per row, about 2 minutes for 100 clients. Mortigo then downloads the applications and, when it helps, merges them into one submission file.

The broker runs one batch job per bank: CBD's 7-page home loan form filled more than 100 applications from one spreadsheet, and DIB's 8-page MyHome form runs from another. The time comes back by processing many clients per bank at once, not by filling every bank's form for one client in a single step.

The results

By hand With Instafill.ai
One bank application 30–40 minutes 8–10 minutes
A four-bank comparison 120–160 minutes 30–40 minutes
50 CBD applications 25–33 hours Minutes, in one batch
Applications rejected 8–12% Under 2%

Each application takes about 75% less time, and by batching high-volume client lists, Mortigo's brokers handle 2–3 times more volume. The rejection rate fell by more than 85%.
